Designing your dream home starts with an obligation free design consultation in the comfort of your own home. This allows us to get the feel for your personality and the goals you want to achieve in building your new home.

After this meeting, if you decide to go ahead with Timeless Home Designs,

Tim will take your ideas and the design brief and begin designing your new home. This phase is a collaborative process whereby you are encouraged to add, remove or change elements to your home design. Here at Timeless, we are committed to creating your new home which encompasses everything that you are after and therefore, all design changes are included within the set fees* 

Timeless Home Designs specialises in designs for: Single, Double, Three storey dwellings, Grouped dwellings, Narrow lot designs & Renovation/Extensions.

1. Obligation free consultation:

During this first consultation, you will meet with Tim, the owner and designer of the company, to have a general discussion about what your goals and expectations are with your dream home.

2. Design brief:

This step will be included in the obligation free consultation if you wish to move forward with Timeless Home Designs. We will discuss in further detail what your requirements are for your home and to go over your site conditions. At this stage, it is also a great idea if you bring along any design ideas that you have in mind. 

3. Site meeting:

Shortly after the design brief we will organise a site inspection. This site view will enable us to go over the site to assess the site conditions and to see if there are any views which can be optimised during the designing of your new home.

4. First sketch presentation:

After the design brief and site meeting we will put your ideas onto paper. This is the starting point of seeing your dream home becoming a reality! This stage is an interactive one and changes to the design brief can be made along the way so you can be confident that your final design will be exactly what you are after.

5. Final plans:

Once you are happy with the design, we will provide you with a final set of plans, including some 3D renderings so you can get a feel for what your dream home will look like. If any changes need to be made, this is easily done.

6. Planning drawings:

Planning drawings will be provided if the council require it for your design. Timeless Home Designs will help you with all the paper work and planning submission.

7. Interior design service:

Timeless Home Designs will pass your details onto our friendly interior designer. If you wish to move forward with this service the interior designer will put together an addenda of all your selection. This will help the builders cost the right items for you dream home providing you with an accrete costing.  

8. Finding the builder right for you:

Timeless Home Designs will send your plans out to a shortlist of hand-selected builders that we know and trust. We can also send your plans on behalf of you to a builder of your choosing. each builder will then prepare a quote based on your plans. 

9. Selecting the Builder:

Once all the quotes have come back we will have a meeting to go over them. From here we will select which two builders are going to best suit your needs. Timeless Home Designs. will then set up two introductory meetings for you, one with each builder. Tim, the owner of Timeless Home Designs, will also attend both of these meetings with you. After the introductions with the builders you will have your final meeting with Tim to select the builder you want to build your dream home.

10. Construction of your Dream Home:

After selecting the builder to build your dream home, you will then sign a contract with the builder so they can start preparing working drawings, complete the final selections and obtain a building permit from the council to start the construction.
